Freddie Mac Bets Against Homeowners

As if things aren’t hard enough for homeowners struggling in their mortgages, Freddie Mac is not making anything easier – sadly, they are making things more difficult. Freddie’s moves to limit refinancing affect not only individual homeowners but the entire economy. An expansive refinancing program could help millions of homeowners, some economists say. The 2011 Real Estate Results Are In…

The Northwest Multiple Listing Service released this week their year-end results for 2011, the news is not surprising for most people. The bottom line – more homes were sold in 2011 than in 2010, but for 24 million fewer dollars. We are still seeing a lot of homes in foreclosure, short sales and rock bottom prices to help these owners get out of the mortgage troubles, so its no surprise with lower prices more houses and condos get sold. Interestingly enough, the most expensive home sold last year was sold for $14.75 Million on a 2-acre lot in Hunts Point, in Bellevue. The least expensive home was a property in Everett for $12,500. For those of you in the market to purchase a home, this is still a great time to get a great deal. Plan on being patient if you are looking to buy a short sale and great ready to put some sweat equity into the property if you are looking at bank owned homes.

Seattle in the Snow

If you live in Seattle you know that this week’s snow storm has turned the city all around. It is amusing to transplants from the mid-West or from back East watching the whole city shut down due to snow and ice. But the truth is we don’t see this very often so we do need to be cautious. If you are not familiar with driving in the snow, the best advise is DON’T DRIVE. Public transportation is running smoothly and with all this mobile technology most people can work remotely. It is also a good idea to remember some winterizing tips for your home or investment property. The good news, apparently this storm did not reeked as much havoc as winter storms in years past and it sounds like our Mayor handled things quite smoothly. If you are home bound, stay inside and stay warm. If you have ventured out, be safe and enjoy our winter wonderland. We don’t get very many of these very often!

Phillips Real Estate has been in business for 35 years as of 2012! Over these last 35 years things have really changed. The Internet, smart phones, iPads and all sorts of technology have changed the way we do business in property management and in real estate. The Seattle Times recently ran a story about how the Real-estate pros are hopeful about apps and social media in the upcoming year - there is a lot to be said about how all this technology can really help out buyers and sellers streamline their decisions, view properties and make offers. As anyone in Real Estate will tell you, it really comes down to relationships. Building and nurturing the relationships you have. Back in the day when Phillips started, we relied mainly on phone calls and face to face meetings. These days phone calls and face to face meetings are still very important, but now it seems in order to get that phone call or meeting it starts with a status update or a Tweet.
